Useful information about buying a property in Mallorca

Would you like to part with your property and/or buy another property on the island?

We would be happy to help you sell your apartment or house   and would also be happy to support you in purchasing a new property in Mallorca.


Why should I hire a broker?
A broker has the necessary customer base and can therefore support you in buying your property. 

We ask our customers beforehand exactly what they specifically want and which criteria are important to them, so that we can also carry out targeted viewings. This means that we only show your property to customers who are willing to pay the desired purchase price and whose financing is secured and who are also genuinely interested in your property.

Furthermore, we have a good network and can also market your property in cooperation with other brokers we trust.   Even if you hire a broker to sell your property, you are free to look for a buyer privately. It should be noted that all interested parties who are introduced to your property by us or an agent are subject to the agent's customer protection. Surely you will understand that we as brokers want to protect ourselves accordingly with a brokerage contract in which the agreed conditions are recorded. 

A good relationship of trust is our top priority and it is therefore important to us that both sides treat each other honestly. Only then can we work successfully for you. 

Who pays the brokerage fee?
The brokerage fee is paid by the seller in Mallorca and is 5% of the  sales price plus VAT (IVA). 

What are the costs for me as a seller?
There is no general answer to this question and it depends on various factors, for example whether you want to reinvest the proceeds from the sale in a new property in Mallorca or Spain. I can best discuss this with you in a personal conversation. Feel free to call me or send me an email .

What is the general process of making a purchase?
When you have agreed on a purchase price with the buyer, an option contract is concluded. This secures the customer's purchase with a deposit of 10% of the purchase price. 
A deadline is defined in the option contract by which the notary appointment should take place. As a rule, this is 8 weeks from the issuance of the option contract. This period can also be extended with the mutual consent of the buyer and seller.  If you have detailed questions about the option contract, please do not hesitate to contact us.

The following documents must be available for the sale:

         Buying a plot:

  • NIE/CIF number

  • Copy of identity card or passport

  • Copy of the last utility bill

  • ibi notification and proof of payment (property tax)

  • Cadastral data 

  • Register (registro catastral)

  • Copy of Escritura   (notarial deed of sale)

  • Garbage disposal notice, if not included in the levy/ancillary costs and dependent on development.

         Buying a property (new and used)

  • all of the above

  • Certificate of abitability (cedula de habilidad) for residential complexes (if all parties agree, this can also be waived)

  • Energy certificate of the sale object

  • Certificate from property management that all allocations have been paid by the date of purchase (in the case of residential complexes) 

If all the documents mentioned are available and all the necessary formalities have been completed by the buyer, the sale can be certified by a notary.
